Background

Ashford Heights is a modern residential development comprising 84 apartments spread across two interconnected blocks. Completed in 2018, the building had recently begun experiencing intermittent water ingress affecting several upper‑floor corridors and a handful of individual units. With no clear source visible and multiple contractors unable to identify the root cause, the managing agent required a specialist survey to pinpoint the issue before further damage occurred.

Requirements

The client needed a comprehensive leak detection survey that could:

• Identify the exact source of the water ingress without invasive works
• Assess whether the issue originated from roofing, pipework, or façade elements
• Provide clear photographic evidence and recommendations for remedial action
• Minimise disruption to residents and avoid unnecessary exploratory works
• Deliver a report suitable for both contractors and insurance purposes

Our team was instructed to carry out a full diagnostic survey across the affected areas, using non‑destructive testing methods wherever possible.

Results & Impact

The survey identified two separate issues contributing to the leaks:

1. A failed waterproof membrane on the upper roof level, allowing water to track into the corridor ceiling void.
2. A concealed pipework joint within a service riser that had developed a slow but continuous leak.

Using thermal imaging, moisture mapping, and acoustic detection, we were able to isolate both problems without opening up walls or ceilings. The findings were compiled into a clear, actionable report with recommended remedial steps and priority levels.
